Surveyor's Report - Most of the plots are around a thousand acres in size. What follows is a surveyors report of the properties. A map is attached to the end of the report. Property designations match the letter identifying the plot. Details of this report are verified by the surveying office of Marx Walther and company July 28,1534 IC.
Plot A - 1,000 acres
Hidden River, highway access, city access,
Grassy planes dominate the area. A large volume of field stones are present. a significant rodent population has attracted many nests of predatory birds. Some significant groups of Mesa Oak dot the property. Water acres is good with plentiful ground water. Signs of vagrant squatters.
Plot B - 900 acres
City access, highway access, tar pits,
Hard rock formations separate the grasslands from the sand and tar pits on the east end of the property. Dry sand fields butt up to the back of the plot. Found saturation at 12” deep, well prospects excellent.
Plot C - 1,000 acres
Hidden River, highway access,
Muddy banks against the river make access difficult. high quality clay is available near the river. Mean Oak trees are thick near the river and sparse elsewhere. Deer spotted on the property grazing in the grasslands near the trees.
Plot D - 800 acres
Highway access, mineral deposits, woods
Surface deposits of medium grade minerals indicate mining potential. Totems discovered on the property indicate signs of ritual magic practiced on the site. Campfires and tracks indicate occupation within the last 30 days. Dense wood are crisscrossed with animal trails. Unable to explore all the tracks. Sulphur in the water sampled is not harmful, but adds a foul taste to well water.
Plot E - 900 acres
Hidden River, war camp remains
The old camp occupied by the army during the liberation of the area is still in evidence on the site. Jack trenches and abandoned siege equipment as scattered over the area. A number of piers were built to aid in access to the river during the siege. They are still in good order. Good quality granite has potential to be a quarry for any construction needs.
Plot F - 800 acres
River fork (Hidden River, Blackreed River), ruins
Stone ruins sit near the river fork. The structures appear to be leftovers from the titan era. Some sunken stones form the beginnings of a bridge across the river, but appear to have fallen into ruins. The pilings are in good shape and could be harvested to build a new bridge if desired.
Insect populations are abnormally high and a stench from across the river reeks of a decaying corps. Unable to find the source in the time allotted.
Plot G - 1,200 acres
Highway access, river access, sinkhole
The sinkhole was the entry point for the princess’ forces during the final stage of the battle to capture the Ether Tree. Plenty of debris from the campaign forces scattered over the area. Skeletal remains from orcs and giants are decaying near the sinkhole. Limestone is a prominent feature of the soil in this area, especially near the road. Several large stone monoliths on the south border of the property seem to have their origins in the Titan Era.
Plot H - 900 acres
Highway access, marsh access, hills
The skeletal remains of three giants were discovered on the property. A watering hole near the back edge of the property attracts local fauna. No visual sighting of animals, but several varieties of tracks were noted.Beyond the property is a great marsh unsuitable for construction. Snakes and cranes were abundantly visible from the shore. A number of hills provide reasonable overlook points. Clinging to the seaward side of the hills are dense Hoplite Oak copses. Owl nest were observed from the perimeter.
Plot I - 1,100 acres
Highway access, marsh access, hot springs.
A deep body of water sits near the center of the property. The temperature of the water varies from 90 degrees in the areas where fresh water enters the depression to over 130º in the central wells. Dead birds float in the water presumably from the high temperatures.
Plot J - 1,000 acres
Highway access, marsh access, Caterwaul Creek
Stony ground provides a stable footing for construction, though blasting may be necessary for foundations a footings. Agricultural prospects seem minimal.
Plot K - 1,050 acres
Highway access, Blackreed River access
A narrow access is provided to the river at the back of the property. Higher ground sits near the highway which is mostly dry and covered in hearty reed grass. Bandit camps were discovered near the road. They have been vacant for a few weeks.
Plot L - 1,000 acres
Highway access, natural spring
Freshwater natural springs are surrounded by Hoplite Oaks near the west end of the property. Water fowl and small mammals are plentiful.
Plot M - 1,000 acres
Highway access, Caterwaul Creek
Good grazing lands on the south end of the property. Signs of predatory dogs on the banks of the creek.
Plot N - 1,100 acres
Blackreed River, Sinkholes
An abandoned underground stonework is likely leftover from the time of the Titans. Water has collected in the sunken ruin obscuring most of the structure. The northern portion of the property is soggy. The area from the river out 300 feet is mostly shallow waterways and marsh grasses. A stone shelf rises out of the wet march shielding the remainder of the property from seasonal tides.
Plot O - 1,000 acres
Sinkholes, Caterwaul Creek, Ruins.
Swans nest on the creek side of the property. Damaged nesting grounds indicate predators in the area. The sinkhole on the back of the property enters a tunnel complex that was part of the Orc community network of tunnels. Access to the lower tunnels is permitted by permission of House Van’gnost.
Plot P - 1,100 acres
Sinkholes, Blackreed River, Ether Tree Preserve.

Blackreed River, Hills

A stone shelf rises out of the wet march shielding the remainder of the property from seasonal tides. The mountains to the west border the property. Wild boar were spotted in the area. Hoplite Oaks are prevalent near the river and leading up to the foothills. Agricultural prospects good.
Plot T - 1,100 acres
Caterwaul Creek, Sinkhole, Ether Tree Preserve, Hills.
A large sinkhole is tied in to the underground Orc tunnel system, access to the lower tunnels is permitted by permission of House Van’gnost. Property is part of the Ether Tree Preserve collective. Owner is responsible for security and coordination with the other 3 members of the quorum. Plentiful game birds and small animals. The mountains to the west border the property. Wild boar were spotted in the area. Hoplite Oaks are prevalent near the river and leading up to the foothills. Orc artifacts discovered on the south west corner.
Lyon - 1,600 acres
Highway access, Natural Springs
The area around Kellas House is rocky and the soil is of poor quality agricultural prospects poor. Its situation halfway between Dowry and Hlofreden is optimal for enticing traveler. Several construction projects are underway including the reconditioning of Kellas House, which was damaged in a fire. A city council oversees local maters and attends to administrative duties. A special accommodation was made by the Regent in Hlofreden allowing independent rule so long as the permanent population does not exceed 100 souls.
